Every viable urban vertiport requires either waterfront pontoon rights or commercial rooftop air rights. Waterfront is scarce; rooftops are contested but abundant.

How air rights are priced

Landlords price against displaced parking revenue plus a premium for structural reinforcement and community consultation risk. Prime Sydney CBD rooftops trade at A$40 to A$120 per square meter per year.

Structural retrofit

Retrofit costs run A$3m to A$9m for a two-pad rooftop, dominated by reinforcement, fire suppression, and passenger circulation.

Exclusive vs preferred access

Long-term exclusive access (15 to 25 years) is the goal. Anything less invites competitors to cannibalize the location once the market is proven.
